There are two types of a Community Title:

  1. A Community Scheme is a property where the land has been divided into individual lots, usually unlimited to height and depth, plus a common area property.
  2. A Community Strata Scheme is a property where the building structure has been divided into individual units and must have one lot above another (unless it was a former Strata Plan) plus a common area property.

An owner’s rights relate to the services that the Community Corporation provides for the enjoyment of their property.

An owner’s responsibility relates to the financial obligations, restrictions to what they can do to the property and on the common area property, and the running of the Community Corporation.
