There may also have been changes to the property investment(s) itself since its purchase. It may have risen greatly in value, it may be the subject of rezoning, there may have been problems with the tenancy, etc. You may have conducted a condition report and have some concerns that need to be shared with your client. Property management terms may have changed. The current tenancy arrangement may need to be reviewed.
If the strategy has included buying a property off the plan, the property may still be under development and it may be useful to discuss progress, compare estimated value with purchase price, or other issues to do with the development.
